
A loft conversion is one of the few home improvements that adds real floor space without touching the garden. It’s also the one where people most often get a long way into planning before anyone checks whether the roof can actually take it.
The honest answer is that most lofts can be converted. But how straightforward it is comes down almost entirely to what’s above your ceiling right now — and that’s a five-minute look for someone who knows what they’re looking at.

The first question: what kind of roof do you have?
This single detail changes the cost, the timescale and the complexity of the whole project.
Traditional cut roof
Older properties — broadly pre-1960s — usually have a roof built on site from individual rafters, purlins and struts. There’s often a decent open void in the middle.
These are the easier ones. The structure can normally be adapted, strengthened and worked around without replacing the whole roof.
Trussed rafter roof
From roughly the mid-1960s onwards, most houses were built with prefabricated W-shaped trusses. They’re efficient and cheap, but they fill the loft with timber that can’t simply be cut away.
Converting one of these means designing a new structural arrangement — typically steel beams and new floor joists — to take the loads the trusses were carrying, before any timber comes out.
It’s entirely doable. It just costs more, and it is absolutely not a job for guesswork.
Head height is the deal-breaker, not the roof type
Before anything else, measure from the top of the existing ceiling joists to the underside of the ridge at the highest point.
As a rough working figure, you want around 2.2 to 2.4 metres to end up with a comfortable finished room, because the new floor build-up and insulation will eat into it from below and above.
Below about 2 metres and you’re into more serious territory — lowering ceilings in the rooms beneath, or raising the roof. Both are possible, both change the budget considerably.
The floor almost always needs replacing
This surprises people more than anything else.
Existing ceiling joists were sized to hold up a ceiling and some cardboard boxes. They were never designed to carry people, furniture, or a bathroom.
A loft conversion needs a proper structural floor: new joists, correctly sized, usually spanning between load-bearing walls and often supported on new steel beams. That’s the part a structural engineer designs and calculates.
What an engineer actually looks at
On a loft conversion feasibility visit, we’re checking:
- Roof type and condition — cut roof or trussed, and what state the timber is in
- Usable head height — measured, not estimated
- Which walls below are load bearing — this determines where new beams can land
- Existing floor and ceiling joists — size, span and spacing
- Where steel can physically go — and how it gets into the loft in the first place, which is a genuine constraint on terraced houses
- The foundations below — adding a floor adds weight, and that load has to end up somewhere
Building Regulations apply, even under permitted development
A lot of loft conversions don’t need planning permission, because they fall under permitted development rights. That’s often mistaken for meaning no approvals are needed at all.
They all need Building Regulations approval. Structural calculations, fire escape provision, insulation, and staircase design are all assessed.
Building Control will want to see calculations for the new floor structure and any steelwork. That’s what we produce — and getting it right first time is considerably cheaper than revisiting it after the ceiling is down.
The steel question
Most loft conversions involve at least one steel beam, and often two or three.
Steel isn’t automatically the answer, though. Where an engineered timber solution will do the job, it can be cheaper, lighter and far easier to get up a staircase. Part of the design work is deciding which is actually appropriate rather than defaulting to the heaviest option.
With structural steel prices having climbed noticeably over the past year, that decision matters more than it used to.
Terraced and semi-detached homes: the party wall bit
If new beams will bear onto a wall you share with a neighbour, the Party Wall etc. Act 1996 applies and notice has to be served before work starts.
This catches people out regularly, usually once the builder is already booked. It’s far easier to establish early whether it applies than to unpick it halfway through.
A sensible order to do things in
The sequence that tends to run smoothly:
- Measure your head height — it takes two minutes and rules a lot in or out
- Get a structural assessment of the roof and floor before the design is fixed
- Have the structural design and calculations produced
- Submit for Building Regulations approval
- Serve Party Wall notice if it applies
- Then appoint your builder
The version that causes problems is the one where a builder starts and the calculations get chased afterwards.
Frequently asked questions
Do I need a structural engineer for a loft conversion?
Yes. The new floor structure and any supporting beams need designing and calculating, and Building Control will require that. It isn’t optional on any conversion involving habitable space.
Can a trussed rafter roof be converted?
Yes, though it needs a new structural arrangement to replace what the trusses were doing. It’s more involved and more expensive than a traditional cut roof, but it’s common work.
How much head height do I actually need?
Around 2.2 to 2.4 metres from the top of the existing ceiling joists to the ridge is a comfortable starting point. Less than that doesn’t rule it out, but it changes the approach.
Will the existing floor be strong enough?
Almost never. Ceiling joists aren’t designed to carry occupied floor loads, so a new structural floor is a standard part of the job.
Does a loft conversion need planning permission?
Often not, if it falls within permitted development. It always needs Building Regulations approval, which is a separate thing.
