Water Damage: A Guide to Identifying, Addressing, and Repairing Structural Issues

May 15, 2024 · 4 min read · Structural Surveys, Surveys

Water Damage to a property

Water damage is a homeowner’s worst nightmare. It can quickly turn a minor leak into a major headache, leaving behind not only ruined belongings but also the potential for serious structural issues. Left unchecked, water damage can create a breeding ground for harmful mould, weaken essential structural components, and even introduce hazardous materials into your home.

The key to minimising damage is early detection. Here’s what to watch out for:

  • Visible Clues: Water leaves telltale signs. Look for discolouration or peeling paint on ceilings, walls, and floors. These water stains can indicate leaks from faulty pipes, roof issues, or even foundation problems.
  • Uneven Floors: Waterlogged floors, particularly near bathrooms or kitchens, can become soft or spongy underfoot. This is a strong indicator of hidden moisture and potential structural damage.
  • Warped Wood: Water can wreak havoc on wooden elements in your home. Be on the lookout for warped, cracked, or buckled wood in floors, cabinets, or doors.
  • Musty Odours: A persistent musty or mildew smell can be a tell-tale sign of hidden water damage and potential mould growth. Don’t ignore this warning sign.
  • Foundation Concerns: Water damage to the foundation can manifest in several ways. Uneven floors, cracks in the foundation itself, or even bowing walls all point to a serious problem that requires immediate attention.

If you suspect water damage in your home, take immediate action:

  1. Stop the Source: The first priority is to identify and stop the source of the leak. This might involve shutting off the water supply, repairing a leaky roof, or calling a plumber to address a faulty pipe.
  2. Contain the Area: Limit the spread of water by removing rugs and furniture from affected areas. Open windows and doors for ventilation to help dry out the space and prevent further mould growth.
  3. Document the Damage: Take photos and videos of the damage before starting any repairs. This will be essential for insurance claims and documenting the repair process for future reference.

While some minor water damage might be manageable with DIY repairs, there are situations where seeking professional help is crucial.

Consider involving a structural engineer if:

  • Load-Bearing Walls are Affected: Walls, beams, or columns that support the weight of your home are critical structural components. Any damage to these elements requires the expertise of a structural engineer to assess the extent of the damage and recommend corrective measures.
  • Foundation Issues are Present: Cracking, tilting, or any movement in the foundation is a red flag that signifies potential structural compromise. A structural engineer can assess the situation and recommend foundation repair solutions.
  • The Water Damage is Extensive: For large-scale water events, such as flooding or burst pipes, a structural engineer can provide a comprehensive assessment of the overall impact on your home’s structural integrity.

Ora Labora’s structural engineers would visit your home for a thorough inspection. This inspection may involve:

  • Visual Assessment: A meticulous examination of visible signs of damage and potential structural weaknesses.
  • Moisture Testing: Using specialised tools to measure moisture levels in building materials to determine the extent of water intrusion.
  • Structural Analysis: A professional evaluation of how the water damage has impacted the building’s structure and its ability to withstand future loads.
  • Repair Recommendations: Developing a plan for repairing the structural damage to ensure the long-term safety and stability of your home.

Hiring a structural engineer offers several advantages:

  • Early Detection of Hidden Damage: Our expertise can identify hidden structural problems that might go unnoticed by untrained eyes, saving you from potential future issues.
  • Expert Guidance: We can provide a professional assessment of the extent of the damage and the repairs needed to restore your home’s structural integrity.
  • Peace of Mind: Having a qualified structural engineer involved in the repair process gives you confidence that your home is structurally sound and safe for your family.

Stella did a great job for us. She liaised with building control (quite a challenge) and thought of things we would have never considered. Overall she did a great job for us and we are extremely happy with the outcome.

We used Ora Labora to get structural drawings for the removal of 5 load bearing walls. I had contacted many other structural engineer firms but they were hesitant to take on the project. When I rang Ora Labora there were no issues and they were able to come out quickly to survey the property. Everyone was very professional and I was able to get the final drawings very quickly at a good price. I handed these over to my builder and they were able to complete the work without any issues. I would highly recommend and would use them again!

We were referred to Ora Labora and it was a great referral. Stella came around and checked the property and had given us enough notice of where we needed to excavate for her to get a better understanding of the existing building. Drawings were submitted for our approval before final drawings completed. All done in great time, to me. Thank you Ivy for all your effort and communication as well. Well deserved 5 plus stars.

Highly recommended structural engineer. I was introduced by a friend to a very good and efficient structural engineer, Stella Macharia. She analysed the project and supported me during the process of new build on the 3rd floor. Stella attended at the site time stated and identified the issue straight away, and was very knowledgeable. I would highly recommend Ora Labora and her team and wish to continue to work with them for any future projects.
